Accuracy Disclaimer

Every cost on this site is a modelled estimate, produced by the formula on the Methodology page from public data (BLS wage statistics and compiled national material ranges). Estimates are checked against published benchmarks, but they are not surveyed local prices and they are not quotes.

Known limits

• City figures use a state-level labour factor; real metro prices differ from state averages.
• The model cannot see your roof: deck condition, pitch, access, flashing, ventilation and code upgrades move real quotes, sometimes outside the modelled range.
• Insurance replacement-cost figures cited for context (e.g. Verisk) are measured on a different basis and usually run higher than cash-market prices.
• Material ranges are compiled from public benchmarks, not from a single official price series; no such series exists for residential roofing.
• Prices change over time. Each page carries the date its data was checked.

Before signing anything, obtain at least three written, itemised quotes from licensed and insured local contractors. If a figure here looks wrong, contact us with your source and we will check and, where warranted, correct it.
